Who We Are


Lakewood Park Homeowners Association, Inc. is the umbrella HOA created on 7/31/85 to provide for the management and maintenance of the parks and common areas in certain Lakewood unit subdivisions/phases in Boise, Idaho (see map). The Lakewood Park Homeowners Association, Inc., hereafter referred to as the LPHOA, was formed for the benefit of these specific Lakewood subdivisions and their respective homeowner associations.  Units included in the LPHOA: 


Our responsibilities are limited to parks and common areas within these Units and do not extend to other units or common areas in the larger Lakewood area.   


A Word About CC&Rs -- Each of the Units have their own Covenants, Conditions, and Restrictions (CC&Rs) for the management of everything except common areas within their Unit, and most have an elected board to oversee the implementation of their unit’s CC&Rs. The LPHOA has a separate set of CC&Rs that apply to the parks and common areas and outline governance of the LPHOA and establishment of a Board of Directors. 


How We Operate


Lakewood Park Homeowners Association, Inc (LPHOA) is managed by a board of directors composed of the President, or their Delegate, from each of the member unit HOAs. Per the articles of incorporation, board of director members can include nonmembers of the LPHOA.  


The Board of Directors, hereafter called the Board, is responsible for the maintenance and improvement of the parks and common areas.  These activities are funded through an annual HOA assessment fee which is set by the Board and charged to each owner within the covered Units.  This assessment is used exclusively to promote the recreation, health, safety, and welfare of LPHOA members by covering the costs of services, materials or equipment needed to keep the parks and common areas operational. These fees are split between LPHOA operations and the individual Unit HOAs.  The Board makes all funding decisions in accordance with the budget. An annual meeting is held for all members of the LPHOA (e.g. homeowners, HOA unit boards) so the Board can present accomplishments, proposals, a treasurer’s report, discuss the annual assessment, and to solicit input/answer questions from LPHOA members. 


The majority of the budget is allocated for various landscape maintenance contracts (lawn, trees, sprinkler, etc.) and the utilities needed to support those activities (water, electricity).  You can find information on current and past budget issues HERE


The Board is able to create committees when beneficial to carry out its purposes.  In 2023 the Board approved the formation of a Landscape Committee that will work for the Board to implement specific projects, develop long-term plans for our parks and common areas, and provide recommendations to challenging problems maintaining our parks and common areas. The Board supports activities and events that foster a sense of community in the LPHOA. In the past we have purchased materials for playground improvements that homeowners have provided the labor for, held canal cleanup events and 4th of July bike parades, and we also support the annual Lakewood Yard Sale (second Saturday in June).
